Zillow says my home is worth how much!?!

Do you know how much money you have in your 401K? The answer is probably yes, give or take a few thousand dollars. Do you know how much money you have in your investment account? The answer is probably yes. That is great! Do you know how much equity you have in your home? The answer is probably “kind of”, “not sure”, but according to Zillow it is a ton (or the opposite – you are under water).

Now that I have triggered your curiosity, you will probably go online and visit one of the following sites: Zillow, Trulia, Realtor, Realestate or Redfin. Well, if you visit all of them, you will see that none of them come up with the same estimate of the value of your home and what is more, the difference between the lowest and highest estimate is usually 50% and can go as high as 120%. One example is a home in San Juan Capistrano, 5700 SqFt has an estimate in Zillow of $3,033,000 and that same house has an estimate of $1,470,500 in DataQuick (an estimate provided on the www.realtor.com website). Let’s assume that there is a mortgage of $1,200,000 on that home. This would result in equity of $1,833,000 according to Zillow and $270,500 according to Realtor.

Based on the numbers above, it is clear that the owners would take completely different decisions in their life! Early retirement is far off or close by.

As always, the correct number is somewhere in-between and the best way to find out would be to contact your local realtor so (s)he can give you an accurate value assessment of your home by comparing recent sales with current listings and assess the conditions of the homes. No website will ever know whether the home is a fixer-upper or whether it was completely redone with the most amazing kitchen, family room or master bathroom. That is why it is important to use a professional who has knowledge on most (if not all) homes that are and have been on the market in your neighborhood.
